Days 1 - 14
~ Make the decision to purchase a home based upon personal desires and family needs.
~ Make a list of things you must have in your new home.
~ Obtain a pre-approval from a licensed mortgage representative.
~ Ask your Realtor to represent you as a Buyer’s Agent
~ Communicate your buying preferences with your agent.
~ Your Realtor will compile a list of homes based upon your buying preferences.
~ Choose four to five properties to check out.
~ After viewing the homes, select the one that makes the most sense to you.
Offer, Negotiations & Home Inspection
Days 14 - 20
~ Meet with your Realtor to finalize an offer for the home.
~ Work with your agent to negotiate the best terms for your purchase.
~ Select an attorney and review your contract with them. Ask them any pertinent questions you might have about your purchase.
~ Have your home inspected and review the results to ensure you are satisfied with your future home.
~ Submit your deposit to secure your home during the mortgage process.
Mortgage Process
Days 20 - 75
~ Apply for your mortgage with your lender.
~ Provide any additional required documentation to your lender in a timely fashion. This will ensure a quick turnaround with the mortgage underwriter.
~ Review, sign, and submit your commitment to the lender.
~ Fulfill any conditions provided by the lender.
Closing Process
Days 61 - 75
Day 61 – 70 ~ Contact your homeowners insurance agent to make payment and receive your binder.
Day 72 ~ Schedule closing with your attorney and receive closing figures to ensure you obtain the proper bank drafts.
Day 73 – 74 ~ Go for your final walk through. Make sure the home is in the same condition you last saw it. Collect meter readings to provide to your utilities.
Day 75 ~ Attend closing with your attorney.
